The art of the California move.
Buying, selling, and investing across the Peninsula and South Bay, guided by someone who spent twelve years running homes before ever selling one. I know what a property costs to own, what tends to break, and whether a house is truly a fit or just a good-looking listing.
What twelve years in property management taught me
A home is not a transaction. It is a thing that keeps going after you leave.
Lease it
I started as a leasing associate and worked my way up to a regional role overseeing teams across the US and internationally. Large multifamily, single family, townhomes, condos. I learned to read whether a place was truly a fit for someone, or whether we were both just hoping.
Inspect it
Before anyone moved in, I walked it. I know what a rushed turn looks like, what deferred maintenance hides behind fresh paint, and which corners get cut when nobody is watching. I bring that walk to every showing.
Fix it
I learned basic maintenance so I could either handle it myself or hold my own with a vendor. You will not get a shrug and a referral from me when something breaks. You will get a number and a plan.
Account for it
I wrote budgets and explained variances to investors who had never set foot on the property but had trusted me with a multi million dollar asset. If you are buying for return, I can talk about it in the language the money actually speaks.
Live in it
And through all of it I sat with residents in the hardest weeks of their lives and remembered that this was not a unit. It was their home. That is the part I refuse to leave behind.
Three ways in
Buying
First home, next home, or the one you have been circling for a year. I will tell you what is wrong with a house before I tell you what is right with it.
Let’s talkSelling
I know what makes a property show well because I spent a decade getting properties ready for people to walk through. We prep it properly, then we price it honestly.
Let’s talkInvesting
Rentals, multifamily, and the numbers behind them. I have operated the asset class you are buying into, and I will be straight with you about what it takes to run.
Let’s talkNo pitch. Just a conversation.
Tell me what you are trying to do and I will tell you honestly whether I am the right person for it. That is the whole meeting.
