About
I learned this business from the inside out.
Twelve years in property management before I ever wrote an offer. That is not a line on a resume. It is the reason I look at a house differently than most agents do.

The story
I started at the bottom. Leasing associate, showing units, chasing applications, learning the rhythm of a property one tour at a time. Over twelve years I worked my way up to a regional role overseeing teams across the US and internationally.
Along the way I covered just about every kind of rental there is. Large multifamily communities. Single family homes. Townhomes. Condos. Each one behaves differently, and you only learn that by living in the problems.
Property management teaches you to wear a lot of hats and keep a smile through the chaos. I did not just lease the home. I learned to inspect it so I knew it was actually ready for someone to move in. I learned basic maintenance so I could either fix it myself or hold a real conversation with a vendor instead of nodding along. I learned to write a budget and then explain the variances to investors who had never set foot on the property but had handed me a multi million dollar asset and expected me to protect it.
And I learned to be a therapist. Residents brought me their worst weeks. Job losses, breakups, roof leaks at midnight. You learn quickly that you are not managing a unit. You are standing in someone's home.
That is the thing I carry into every showing now. I can walk a property and see what it costs to run, what is going to break, and what a vendor is going to charge to fix it. But I can also see whether it is going to be a home for the person standing next to me, or just a house they talked themselves into.
Both of those matter. Most agents are only trained to see one.
What you can expect
I will talk you out of it
If a property is wrong for you, I will say so, even when saying so costs me a commission. I would rather lose a deal than put you in a house that eats you alive.
I know what it costs to run
Not just the mortgage. The turn, the roof, the water heater, the HOA that is about to special assess. I have paid those bills on somebody else's behalf for over a decade.
I do not disappear at closing
The keys are the beginning of the property's life, not the end of my job. Call me in year three when something goes sideways. I will pick up.
